6 Things to Do Before Buying a Home
So you’re finally ready to get serious and buy a house — chalk it up to the amazing spring weather, or maybe a precious bun baking in the oven, or that much anticipated promotion at work. Whatever the reason, you feel primed to start poring over listings and spending your weekends open-house hopping. That is very Exciting!
Yet while you might feel prepared for this next giant step, just remember — there’s a lot of planning and prep work that goes into this purchase, even before you start to look at homes. So make sure you’ve got all your mallards in a row first!
Use this checklist to figure out if there are any things you may have missed:
1. Crunch your numbers
First, ask yourself not if you’re ready emotionally — because it sounds like you are — but ready financially. Look at your income, desired location, and other factors to see if your expectations jive with reality. Good luck!
2. Know your credit score
Your mortgage’s interest rate — and, as a result, the size of your monthly payments — will be directly related to your credit or FICO score, essentially a summary of how reliably you’ve been paying off your debts.
If you’ve had too many problems or late payments leading up to the purchase of a home, your score could be lower, and you might get a higher mortgage rate. Many major lenders require a score of at least 620 for a mortgage, but if you find out you’re below that or want to boost your score, now is the time to get started, since it can take months to take effect.
3. Amass a down payment
Most mortgage lenders require a cash down payment of 5% to 20% of the price of a home. If you don’t have this kind of cash lying around, it’s high time to start a saving goal for the next few months. You can start by putting off buying any big-ticket items, fancy vacations or other extravagances. This is a new home we’re talking about, remember?
4. Hire a REALTOR®
Hiring a REALTOR® means that you put an expert to work searching for your home. That person will find out what you are looking for and match properties to that list. This alone will keep you from looking at tons of homes that are way off the mark. They also know all about the process and will take you through the offer, the contract to close and everything in between.
5. Go mortgage shopping
In the same way you wouldn’t buy the first house you set foot in, you shouldn’t commit to the very first mortgage you meet, either.
Mortgages are not one-size-fits-all Find a lender you trust and discuss your financial situation. A lender will then help buyers understand what financing options are available.
6. Ballpark your closing costs
Buyers sometimes forget, amid their scramble to make a down payment and monthly mortgage fees, that that’s not everything they need to pay for. Another sizable chunk are closing costs, and they’re no small chunk of change, ranging from 3% to 6% of the purchase price thanks to taxes, transfer fees, and other expenses. So, make sure to budget for this expense too, just so you aren’t blindsided come closing time.

The Cobb Group works very hard to sell homes but if folklore is right, Saint Joseph might be the extra “push” that is needed in special circumstances. Have you ever given it a try?
Apparently Saint Joseph (San Jose in Spanish and San Giuseppe in Italian) is the Patron Saint of real estate matters and home sales (among other things). The superstition involves burying (planting) a statue of Saint Joseph upside down in the yard while your house is for sale. This will then ensure a quick and profitable sale. The custom originated in the US and goes way back (according to urban legends) to the 1970s.
When you plant the St. Joseph upside down in your yard (or in a house plant if you have no yard) it will not grow, or flower or produce fruit – in fact you need not even water it. The only requirement is that when your home sells, you must dig it up and move it to your new home…where it must be honored for the good fortune it brought you.
I am curious if any of you gardeners have had success with planting a St. Joseph? Some of our clients swear by it — selling their homes for asking price in record time.
Apparently renters and first time home buyers need not despair — there is a functional opposite to Saint Joseph, Our Lady of Loreto addresses situations in which one wants to buy or rent a house — but I am not sure what direction you have plant her…

The storyline this week is the excellent overall health of Moss Creek. We are perfectly positioned between Bluffton & Hilton Head and with spring on it’s way, nature abounds. The best judge of a popular or successful neighborhood, real estate-wise, is the relationship of its inventory and its pipeline of homes under contract.

We have a popular neighborhood, a very low number of single family homes for sale (27), and an exceptional pipeline of homes under contract (10). We have sold (10) homes to date in 2017. A community with a strong balance of supply and demand of single family homes has an average of 180 days of “Days Outstanding” – if your home hasn’t sold in 180 days you are entering a stale period where either price or marketing needs assistance – normally in today’s world it is a price problem. Many of our competitive neighborhoods have “Days Outstanding” above 300-350 days!
In Moss Creek the “Days Outstanding” supply/demand ratio is 81 days which means many properties coming on the market are selling in a relatively short amount of time if priced at market value. We actually could use a dozen or so new listings because buyers are having trouble finding the home of their choice in Moss Creek.
Based on historical data, we always sell more properties between now and the last day of the Heritage than at any other time of the year. There are 10 times more buyers in the Lowcountry with 10 times more income than any other time of the year. What you don’t want to be is a seller without a contract on “Blue Monday” – the Monday after Heritage. By then most of the spring break visitors and golfing fans are headed home until summer.
